Who is USAInvestCo?

USAInvestCo is made up of a group of experienced real estate developers with over 100 years of combined expertise in both real estate development and management. Our experience has demonstrated a proven track record in acquisition, entitlement, development, management and sales. Our general partners have raised over $100 Million for various projects throughout the United States including Colorado, Florida, North Carolina, California and Texas.

Our company focuses on real estate developments on the East Coast of the United States. We identify, analyze and acquire projects that we feel have a significant upside potential. We use various investment vehicles to raise funds to buy and develop the projects. USAInvestCo is pleased to welcome you to our company.

Management Team, Northern Riverfront Marina and Hotel, LLLP

Charles J. Schoninger, Managing Member

Mr. Charles “Chuck” Schoninger, a seasoned real estate developer and mezzanine debt fund manager obtained his Bachelor’s Degree from the University of Colorado-Boulder. His real estate career began in Colorado Springs, Colorado as a broker for a leading real estate company and then forming his own company Zephyr Development in 2000. Zephyr’s primary business activity from 2000-2005 was the acquisition, entitlement, development and sale of mixed use real estate projects. Chuck Schoninger acted as general partner to create a private equity network of over $50 Million, investing in development-related private placement offerings paying preferred returns in the 12-14% range. Under leadership from Mr. Schoninger, Zephyr Development created over 12,000 single family lots as a conduit developer for some of the largest publicly traded homebuilders and was involved in over 30 communities and mixed use developments.

Zephyr Development’s primary focus was in Colorado however projects were also completed in Florida, Texas and Oklahoma. Chuck Schoninger was instrumental in creating and enacting several large municipal special improvement districts and subsequent bond funding of those projects. Mr. Schoninger relocated to Wilmington, North Carolina to oversee the completion of the Wilmington Riverfront Redevelopment Project; acquiring the majority interest in Riverfront Holdings II, LLC and City Marina, LLC in 2007. His focus and that of his firm, Zephyr Development, has been devoted to maximizing the value added to this project. Zephyr closely monitors national and local economic and market conditions in order to minimize investment risk and maximize profits through recapitalization of assets.
Steve Shuttleworth, Manager

Mr. Shuttleworth, a 25 year veteran in the real estate industry, began his real estate career in Colorado Springs, Colorado where he worked over 18 years as a licensed Real Estate Broker. In Colorado he was owner and partner of Fidelity Real Estate and Development Company while also serving as Planning Commissioner and Chariman for six years and over ten years in other leadership roles with the Colorado Association of Realtors (CAR) and Pikes Peak Association of Realtors (PPAR). In addition, Mr. Shuttleworth served six years on the Board of Directors with CAR and PPAR. As a seasoned real estate broker/developer, he has extensive hands-on experience in acquisition, planning, entitlement, construction, sales and marketing of residential and mixed use developments.

In 2000, Mr. Shuttleworth joined forces with Zephyr Development where he applied his expertise in acquisition, annexation, entitlement and planning for several of the company’s projects. In 2004 he relocated his family to Wilmington, North Carolina to pursue further land development opportunities. He founded Colorado Coastal Development Company and was pivotal in providing development services to 12 different LLC entities which he formed with investors and previous partners. The total development activity of these entities is in excess of 3,000 acres and 4,500 single family and multi-family lots. Now Mr. Shuttleworth is focusing on the Wilmington Mixed Use Redevelopment with Zephyr Development and Mr. Charles Schoninger which he had initially begun in 2006.
Maurice Malfatti, CFO

Mr. Malfatti graduated from Lehigh University in Bethlehem, Pennsylvania with a Bachelor of Science degree in Industrial Engineering in 1993. He brings a broad range of talent and experience to the development team, to include serving as a partner at a NYSE member broker-dealer firm while living in New York City, and as a licensed commercial real estate broker since relocating to Wilmington, North Carolina. As an equity sales-trader on Wall Street, he brokered transactions on behalf of hedge funds and institutional asset managers. Mr Malfatti also has over 14 years of hands-on construction and project management in real estate. As a real estate broker, Mr. Malfatti has facilitated over $10 Million in transactions and currently serves as a Director on the Board of the Wilmington Realtors Commercial Alliance.

This diverse background provides Mr Malfatti with the qualifications to fully understand the redevelopment vision and execute the development process from concept to completion. Guided by the principles of securities law, Mr. Malfatti places integrity, preservation of capital, and investor return at the forefront of his working agenda.
John C. Wang, President of Asian Development

John is the President and founding member of Pacific Coast Realty Services Inc. and a partner of VenQuest Hotel Group, which owns and manages a portfolio of hotels and commercial properties throughout the United States

Currently a Senior Advisory Board member of Cathay Bank, a Los Angeles based financial institution with over $6 billion in assets with 29 branches in the United States and representative offices in Shanghai, Hong Kong and Taiwan. Prior to the merger with Cathay Bank, John was actively involved in the strategic planning of General Bank. He was influential in the company's formation of GBC Venture Capital in 1998. John serves as a member of the Executive Loan Committee and was a Board representative of the Bank’s Community Reinvestment Committee for 12 years.

A community leader, John was appointed by former president of Taiwan to be a member of the Taiwan Parliament from 2002-2005. Senator Wang served as member of the senate committee on foreign relations and overseas Chinese affairs commission. John is currently a valuable member of the advisory board for the Premier of Taiwan.

With a passion for charity, John and his wife, Patricia, of 15 years, serves on the board of numerous non-profit organizations and foundations. Born in Taipei, Taiwan, John’s family immigrated to the United States in 1973 at the age of 10. An avid golfer, John is a graduate of University of Southern California in the field of Finance and Real Estate.
Mehdi Dehghan, President of Middle East Region

Mehdi “Mike” Dehghan graduated from North Carolina State University with a degree in Civil Engineering with a focus in “construction” in 1981. He is a licensed builder in North Carolina and Virginia and has developed numerous subdivisions and built more than 5,000 homes, office buildings, and commercial properties.

Mike Dehghan founded Habitech Enterprises Inc. in 1983, which was pivotal in the investment of several successful projects in North Carolina. Prior to that while living in Louisiana, he managed and built 3,500 residential projects for a regional builder. In addition to his diverse background in business negotiations, Mr. Dehghan brings a wealth of knowledge and vast experience in the area of construction and land development from the preliminary raw land phase through plan approval and construction (turn key).

As an international business negotiator, Mr. Dehghan has successfully developed a network of elite entrepreneurs and investors in the Middle East and United States. With 30 years of professional experience in acquisition, planning, development, and construction he is a valuable asset in the forefront of multimillion dollar real estate investments.
Jean Hall, Investor Relations

Ms. Hall brings 29 years of a vast and versatile background in investor and customer relations, commercial and residential sales and management, commercial banking, property insurance and petroleum marketing. As a licensed real estate broker, she was the on-site manager for the development and sales of a premier, senior living facility in Colorado Springs, Colorado.

Joining Zephyr Development in March, 2004 as Investor Relations Manager, Ms. Hall maintained close communications and correspondence with over 140 investors from the inception of their investment. Overseeing investments in excess of $40 Million, Ms. Hall provided regular, periodic, detailed updates directly to the investors. Ms. Hall is a proven professional with extensive experience and has become an invaluable asset to Zephyr Development.
Taly Cikurel Brinzey, President of South America Region

Taly Brinzey is an experienced Private Banker with Royal Bank of Canada and Bank of America. She is based in Uruguay as well as the USA. Taly is a licensed NC and SC real estate broker, specializing in commercial and Income Producing Properties. She has numerous years of international sales and marketing of real estate projects and over 10 years in Project Analysis of financial and real estate ventures. Taly is currently the Managing Partner of Summit Properties International LLC, who provide solid property investment alternatives in commercial real estate to investors who do not want to be actively involved in its daily management.

Taly is fluent in English, Spanish and Portuguese.
Chris Ardalan, Director of Investment Relations

As a high profile mortgage banker in North Carolina for over 10 years, Chris is recognized in the mortgage banking community as a successful competent professional. From financing commercial real estate, to a national leader in wholesale production, to raising capital to start, manage and sell a successful mortgage banking company, Chris has a trail of production and management success in wholesale and retail channels. He also has hands on experience in all facets of mortgage operations in commercial, retail and residential.

His industry expertise and broad contacts ideally qualifies him to excel again with USA Investco Group in identifying and placing high caliber financing with the right companies and for successfully handling merger/acquisition assignments.
Jerry Haire, Principal Planner and Project Manager

Jerry is a 25 year veteran in land use planning and project management. He is a member of the American Institute of Certified Planners (AICP), holds a degree in Community and Regional Planning from Appalachian State University and served two terms as Secretary for the North Carolina Chapter of the American Planning Association. Jerry spent the first 14 years of his diverse career as a local government planner, administering zoning and subdivision regulations, state and federal grants, economic development programs and downtown and neighborhood revitalization projects. Switching to the private sector in 1999, Jerry worked as principal planner in a planning and architectural firm before establishing his own planning consulting firm in 2005. His broad background in the governmental regulatory review process and extensive experience as a development project manager from “raw land” phase through plan approval and construction distinquish Jerry as an invaluable member of the team.
Tatiana Nedosekova, Sales Representative

Over the last six years living in Miami Tatiana has dedicated her time to Real Estate, specializing in residential, commercial, and business opportunities in addition to managing properties for her clients. Tatiana was born and raised in Russia where she got her BA, lived in St-Petersburg, Moscow, New Delhi and Boca Raton. She has established great relationships and partnerships with real estate companies in Monaco, the UK, Spain and France.
